Nem\u00e1te-li u\u017e vlastn\u00ed byt nebo d\u016fm, pravd\u011bpodobn\u011b \u017eijete v pron\u00e1jmu. N\u011bkter\u00fdm lidem naprosto vyhovuje platit ka\u017ed\u00fd m\u011bs\u00edc n\u00e1jem majiteli a hl\u00e1sit mu p\u0159\u00edpadn\u00e9 \u0161kody. Krom\u011b dostate\u010dn\u00e9ho z\u016fstatku na \u00fa\u010dtu v den platby n\u00e1jemn\u00e9ho se o nic jin\u00e9ho v souvislosti s bydlen\u00edm starat nemus\u00ed. Jin\u00ed se probouz\u00ed v pronajat\u00e9m byt\u011b a p\u0159itom sn\u00ed o vlastn\u00edm bydlen\u00ed. Ve v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f je pak jedin\u00fdm \u0159e\u0161en\u00edm hypot\u00e9ka. Proto jsme pro v\u00e1s sepsali kr\u00e1tk\u00fd <strong>\u010desko-hypote\u010dn\u00ed slovn\u00ed\u010dek<\/strong>, d\u00edky kter\u00e9mu sn\u00e1ze najdete spole\u010dnou \u0159e\u010d s hypote\u010dn\u00ed spole\u010dnost\u00ed.<\/p>\n<h3>Co je to hypot\u00e9ka a jak\u00e9 existuj\u00ed typy spl\u00e1tek<\/h3>\n<p><strong>Hypot\u00e9ka<\/strong> \u2014 jedn\u00e1 se o \u00fa\u010delov\u00fd \u00fav\u011br, zaji\u0161t\u011bn\u00fd z\u00e1stavn\u00edm pr\u00e1vem k nemovitosti. Lze ho sjednat za \u00fa\u010delem n\u00e1kupu nemovitosti do osobn\u00edho vlastnictv\u00ed, na v\u00fdstavbu, p\u0159estavbu \u010di rekonstrukci nemovitosti. S jist\u00fdmi omezen\u00edmi lze hypot\u00e9ku sjednat i ke koupi dru\u017estevn\u00edho pod\u00edlu.<\/p>\n<p><strong>Spl\u00e1tky<\/strong> \u2014 jedn\u00e1 se o pravideln\u00e9 m\u011bs\u00ed\u010dn\u00ed spl\u00e1tky, kter\u00e9 se mohou vypo\u010d\u00edt\u00e1vat r\u016fzn\u011b. Podle v\u00fdpo\u010dtu je pak tak\u00e9 ozna\u010dujeme:<\/p>\n<ul>\n<li><strong>Spl\u00e1tky<\/strong> anuitn\u00ed se po dobu trv\u00e1n\u00ed hypot\u00e9ky nem\u011bn\u00ed, plat\u00edte tud\u00ed\u017e st\u00e1le stejn\u011b. M\u011bn\u00ed se pouze pom\u011br mezi \u00farokem a jistinou. Nejd\u0159\u00edve splat\u00edte \u00farok a v z\u00e1v\u011bru u\u017e spl\u00e1c\u00edte pouze jistinu neboli \u00famor. Tento typ spl\u00e1tek je nejvyu\u017e\u00edvan\u011bj\u0161\u00ed.<\/li>\n<li>Spl\u00e1cen\u00edm \u00famoru sni\u017eujete dlu\u017enou \u010d\u00e1stku, jin\u00fdmi slovy spl\u00e1c\u00edte sv\u016fj dluh.<\/li>\n<\/ul>\n<ul>\n<li><strong>Spl\u00e1tky progresivn\u00ed<\/strong> jsou vhodn\u00e9 pro mlad\u00e9 rodiny s ni\u017e\u0161\u00edmi p\u0159\u00edjmy, ale s vyhl\u00eddkou na vy\u0161\u0161\u00ed p\u0159\u00edjmy v budoucnu. Nejd\u0159\u00edve toti\u017e plat\u00edte ni\u017e\u0161\u00ed \u010d\u00e1stky, ale ty se postupn\u011b zvy\u0161uj\u00ed.<\/li>\n<li><strong>Spl\u00e1tky degresivn\u00ed<\/strong> funguj\u00ed opa\u010dn\u011b. Nejprve spl\u00e1c\u00edte v\u00edc, postupn\u011b se spl\u00e1tky sni\u017euj\u00ed.<\/li>\n<li>\u00dav\u011br lze t\u00e9\u017e \u010derpat postupn\u011b, v tom p\u0159\u00edpad\u011b nejprve spl\u00e1c\u00edte pouze \u00farok a teprve po \u00fapln\u00e9m vy\u010derp\u00e1n\u00ed spl\u00e1c\u00edte v ka\u017ed\u00e9 m\u011bs\u00ed\u010dn\u00ed spl\u00e1tce jistinu i \u00farok.<\/li>\n<\/ul>\n<h3>Podm\u00ednky hypote\u010dn\u00edho \u00fav\u011bru: doba splatnosti, \u00farokov\u00e1 sazba, fixace a LTV<\/h3>\n<p><strong><img decoding=\"async\" class=\"alignleft size-full wp-image-151\" src=\"http:\/\/loanstar.com\/cz\/wp-content\/uploads\/sites\/4\/2018\/10\/ill_gen_4-1.svg\" alt=\"\" width=\"312\" \/>Doba splatnosti<\/strong> je lh\u016fta, za kterou mus\u00edte splatit celou hypot\u00e9ku a zpravidla se pohybuje do 5 do 30 let. V n\u011bkter\u00fdch p\u0159\u00edpadech a za vy\u0161\u0161\u00ed cenu lze dobu spl\u00e1cen\u00ed prodlou\u017eit a\u017e na 40 let. Proto\u017ee hypot\u00e9ka mus\u00ed b\u00fdt splacena nejpozd\u011bji v 70 letech \u017eadatele, lze o hypot\u00e9ku po\u017e\u00e1dat nejpozd\u011bji v 65 letech a jen v\u00fdjime\u010dn\u011b v pozd\u011bj\u0161\u00edch letech.<\/p>\n<p><strong>\u00darokov\u00e1 sazba<\/strong> je \u010d\u00e1stka v procentech, kterou zaplat\u00edte za \u00fav\u011br nav\u00edc. Vypo\u010d\u00edt\u00e1v\u00e1 se z vyp\u016fj\u010den\u00e9 \u010d\u00e1stky. \u010c\u00edm m\u00e9n\u011b si p\u016fj\u010d\u00edte, t\u00edm lep\u0161\u00ed je \u00farok. U hypot\u00e9k se uv\u00e1d\u00ed jako ro\u010dn\u00ed \u00farok, zpravidla nese ozna\u010den\u00ed p.a., co\u017e je z latinsk\u00e9ho per annum (ro\u010dn\u011b). V\u00fd\u0161e \u00faroku hypote\u010dn\u00edch \u00fav\u011br\u016f se m\u011bn\u00ed dle moment\u00e1ln\u00ed situace na trhu. Typicky se pohybuje mezi 2 &#8211; 3 %.<\/p>\n<p>O \u00faroc\u00edch je d\u016fle\u017eit\u00e9 v\u011bd\u011bt, \u017ee jsou v\u017edy po ur\u010ditou dobu pevn\u011b stanoveny a nem\u011bn\u00ed se. Tato doba se ozna\u010duje jako <strong>doba fixace.<\/strong> M\u016f\u017ee se jednat o jeden, dva, t\u0159i roky nebo p\u011bt let, ob\u010das i v\u00edce. Po <strong>dobu fixace<\/strong> banka garantuje st\u00e1le stejn\u00fd \u00farok. Po jej\u00edm uplynut\u00ed doch\u00e1z\u00ed k tzv. refixaci a ur\u010d\u00ed se nov\u00fd pevn\u00fd \u00farok na nov\u00e9 obdob\u00ed. V tento okam\u017eik tak\u00e9 m\u016f\u017eete po\u017e\u00e1dat o refinancov\u00e1n\u00ed hypot\u00e9ky neboli o jej\u00ed p\u0159eveden\u00ed do jin\u00e9 banky. V tuto chv\u00edli tak\u00e9 m\u016f\u017eete hypot\u00e9ku \u010d\u00e1ste\u010dn\u011b nebo \u00fapln\u011b p\u0159ed\u010dasn\u011b splatit.<\/p>\n<p><strong>LTV<\/strong> neboli loan-to-value (p\u016fj\u010dka dle hodnoty) se t\u00fdk\u00e1 mo\u017en\u00e9 v\u00fd\u0161e \u00fav\u011bru. Hypot\u00e9ku lze sjednat na minim\u00e1ln\u00ed v\u00fd\u0161i 200.000 K\u010d, ale horn\u00ed hranice je omezen\u00e1 pouze z\u00e1stavn\u00ed hodnotou nemovitosti. Tu stanovuje smluvn\u00ed odhadce bank. V\u011bt\u0161ina \u00fav\u011br\u016f by m\u011bla m\u00edt LTV do 70 %, tedy p\u016fj\u010den\u00e1 \u010d\u00e1stka bude maxim\u00e1ln\u011b 70 % hodnoty nemovitosti. Jsou ale mo\u017en\u00e9 v\u00fdjimky a v\u00fdjime\u010dn\u011b lze z\u00edskat LTV vy\u0161\u0161\u00ed (s velkou pravd\u011bpodobnost\u00ed tak\u00e9 za vy\u0161\u0161\u00ed cenu).<\/p>\n<h2>Chci vlastn\u00ed bydlen\u00ed\u2026 dostanu hypot\u00e9ku?<\/h2>\n<p>Jedna v\u011bc je hypot\u00e9ku cht\u00edt, druh\u00e1 v\u011bc je ji z\u00edskat. Pokud jste ob\u010dan \u010cesk\u00e9 republiky nebo jste cizinec, ale m\u00e1te vy\u0159\u00edzen\u00fd minim\u00e1ln\u011b trval\u00fd pobyt, prvn\u00ed podm\u00ednka je spln\u011bna. Existuje jich ale je\u0161t\u011b cel\u00e1 \u0159ada.<\/p>\n<p><img decoding=\"async\" class=\"alignright size-full wp-image-85\" src=\"http:\/\/loanstar.com\/cz\/wp-content\/uploads\/sites\/4\/2018\/10\/ill_body_10.svg\" alt=\"\" width=\"312\" \/>Od roku 2017 jsou podm\u00ednky p\u0159\u00edsn\u011bj\u0161\u00ed a z\u00edsk\u00e1n\u00ed hypot\u00e9ky obt\u00ed\u017en\u011bj\u0161\u00ed. Nejen\u017ee ji\u017e <strong>nen\u00ed mo\u017en\u00e9 z\u00edskat hypot\u00e9ku na celou hodnotu kupovan\u00e9 nemovitosti. <\/strong>Do t\u0159\u00ed m\u011bs\u00edc\u016f od podpisu mus\u00ed tak\u00e9 kupuj\u00edc\u00ed z vlastn\u00ed kapsy zaplatit <a href=\"https:\/\/www.financnisprava.cz\/cs\/dane\/dane\/dan-z-nabyti-nemovitych-veci\/informace-stanoviska-sdeleni\/6-mytu-o-zdaneni-nabyti-bytove-jednotky-v-rodinnem-dome-8585\" target=\"_blank\" rel=\"noopener noreferrer\">da\u0148 z nabyt\u00ed nemovitosti ve v\u00fd\u0161i 4 % z hodnoty nemovitosti<\/a>. Nezapome\u0148te tak\u00e9 na dal\u0161\u00ed n\u00e1klady, jako je poplatek not\u00e1\u0159i \u010di advok\u00e1tovi. Pokud jste nemovitost na\u0161li p\u0159es realitn\u00ed kancel\u00e1\u0159, pak do kupn\u00ed ceny tak\u00e9 zapo\u010d\u00edtejte jej\u00ed provizi. Zpravidla se jedn\u00e1 o 3 % z kupn\u00ed ceny.<\/p>\n<h3>Kl\u00ed\u010dov\u00e1 je va\u0161e \u00fav\u011bruschopnost<\/h3>\n<p>V souvislosti s po\u017eadavkem vlastn\u00edch \u00faspor se tak\u00e9 <strong>zp\u0159\u00edsnila pravidla posuzov\u00e1n\u00ed finan\u010dn\u00ed situace \u017eadatele o hypot\u00e9ku<\/strong>. Banky jsou toti\u017e od roku 2017 povinny d\u016fkladn\u011b prov\u011b\u0159it \u00fav\u011bruschopnost \u017eadatele. Pokud tak neu\u010din\u00ed, a p\u0159esto \u017e\u00e1dost o \u00fav\u011br schv\u00e1l\u00ed, smlouva nen\u00ed platn\u00e1. N\u00e1mitku v\u016f\u010di platnosti smlouvy m\u016f\u017eete vzn\u00e9st ve lh\u016ft\u011b 3 let od jej\u00edho uzav\u0159en\u00ed. V p\u0159\u00edpad\u011b kladn\u00e9ho rozhodnut\u00ed soudu je smlouva ukon\u010dena, ale p\u0159\u00edjemce p\u016fj\u010dky mus\u00ed vr\u00e1tit zap\u016fj\u010denou jistinu v p\u0159im\u011b\u0159en\u00e9 v\u00fd\u0161i.<\/p>\n<h3>Banka chce zn\u00e1t va\u0161e p\u0159\u00edjmy<\/h3>\n<p>Va\u0161e p\u0159\u00edjmy jsou p\u0159i \u017e\u00e1dosti o hypot\u00e9ku rozhoduj\u00edc\u00ed. Banka na z\u00e1klad\u011b va\u0161eho \u010dist\u00e9ho m\u011bs\u00ed\u010dn\u00edho p\u0159\u00edjmu rozhodne o v\u00fd\u0161i a dob\u011b splatnosti \u00fav\u011bru. Pokud o hypot\u00e9ku \u017e\u00e1d\u00e1te v bance, ve kter\u00e9 m\u00e1te sv\u016fj \u00fa\u010det, je proces ov\u011b\u0159ov\u00e1n\u00ed va\u0161\u00ed \u00fav\u011bruschopnosti jednodu\u0161\u0161\u00ed. V opa\u010dn\u00e9m p\u0159\u00edpad\u011b mus\u00edte dolo\u017eit \u0159adu dokument\u016f:<br \/>\n\t<div class=\"list-ticks-secondary\">\r\n\t\t<ul>\n<li><strong>Jako zam\u011bstnanec<\/strong> dolo\u017e\u00edte potvrzen\u00ed o p\u0159\u00edjmu od zam\u011bstnavatele. Na jeho z\u00e1klad\u011b si tak\u00e9 banka ov\u011b\u0159\u00ed, o jak\u00fd typ pracovn\u00ed smlouvy se jedn\u00e1 (na dobu ur\u010ditou \u010di neur\u010ditou) a zda nejste ve zku\u0161ebn\u00ed \u010di v\u00fdpov\u011bdn\u00ed lh\u016ft\u011b. Tak\u00e9 m\u016f\u017ee po\u017eadovat t\u0159i posledn\u00ed v\u00fdpisy z \u00fa\u010dtu.\n<ul>\n<li>Tip pro v\u00e1s: Banky zpravidla vy\u017eaduj\u00ed smlouvu na dobu neur\u010ditou. Pokud byla ale va\u0161e smlouva na dobu ur\u010ditou alespo\u0148 jednou prodlou\u017eena, banka m\u016f\u017ee va\u0161i hypot\u00e9ku tak\u00e9 schv\u00e1lit.<\/li>\n<\/ul>\n<\/li>\n<li><strong>Pokud jste OSV\u010c<\/strong>, tak bude banka vy\u017eadovat dv\u011b posledn\u00ed da\u0148ov\u00e1 p\u0159izn\u00e1n\u00ed, na jejich\u017e z\u00e1klad\u011b vyhodnot\u00ed va\u0161e p\u0159\u00edjmy. Od roku 2017 vych\u00e1z\u00ed z dan\u00e9ho z\u00e1kladu dan\u011b, nikoliv z obratu v da\u0148ov\u00e9m p\u0159izn\u00e1n\u00ed, jak tomu bylo d\u0159\u00edve.\n<ul>\n<li>Tip pro v\u00e1s: Pokud pl\u00e1nujete hypot\u00e9ku, je v\u00fdhodn\u011bj\u0161\u00ed ji\u017e dva roky p\u0159ed pod\u00e1n\u00edm \u017e\u00e1dosti dokl\u00e1dat co nejvy\u0161\u0161\u00ed p\u0159\u00edjmy. I za cenu vy\u0161\u0161\u00edch dan\u00ed se v\u00e1m to v p\u0159\u00edpad\u011b hypot\u00e9ky vyplat\u00ed.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\t<\/div><!-- \/.list-ticks -->\r\n\t\n<h3>Banka se zaj\u00edm\u00e1 tak\u00e9 o va\u0161e v\u00fddaje<\/h3>\n<p><img decoding=\"async\" class=\"size-full wp-image-217 alignright\" src=\"http:\/\/loanstar.com\/cz\/wp-content\/uploads\/sites\/4\/2018\/11\/savings_2.svg\" alt=\"\" width=\"312\" \/>Obecn\u011b plat\u00ed, \u017ee spl\u00e1tky je t\u0159eba nastavit tak, aby nezat\u00ed\u017eily v\u00e1\u0161 rodinn\u00fd rozpo\u010det. <strong>Za ide\u00e1ln\u00ed se pova\u017euje spl\u00e1tka, kter\u00e1 nep\u0159es\u00e1hne 30 % rozpo\u010dtu dom\u00e1cnosti.<\/strong> Proto se banka zaj\u00edm\u00e1 i o va\u0161e m\u011bs\u00ed\u010dn\u00ed n\u00e1klady. Va\u0161e \u0161ance na hypot\u00e9ku jsou vy\u0161\u0161\u00ed, pokud v dob\u011b \u017e\u00e1dosti nem\u00e1te \u017e\u00e1dn\u00e9 dal\u0161\u00ed z\u00e1vazky (jako jsou <a href=\"http:\/\/loanstar.com\/cz\/pujcky\/spotrebitelsky-uver\/\">p\u016fj\u010dky<\/a>, kontokorenty nebo kreditn\u00ed karty). Jeliko\u017e banky mohou do prescoringu zahrnout i ne\u010derpan\u00e9 \u00fav\u011bry \u010di kreditn\u00ed karty, je lep\u0161\u00ed v\u0161e v\u010das zru\u0161it.<\/p>\n<h3>Rozhoduje tak\u00e9 va\u0161e dluhov\u00e1 historie<\/h3>\n<p>A\u0165 u\u017e se jedn\u00e1 o hypot\u00e9ku \u010di jin\u00fd \u00fav\u011br, <strong>poskytovatel \u00fav\u011bru se zaj\u00edm\u00e1 o va\u0161i finan\u010dn\u00ed historii<\/strong>.
